Read the estimate

How to read your results.

  • Factor rate vs. interest: A sales-based financing factor rate is multiplied by the amount funded to estimate total payback. It is a different structure from interest-based amortization.
  • Why payback is higher: Total repayment includes the cost of using capital, so it normally exceeds the amount funded.
  • LTV: Loan-to-value compares the estimated loan with property value. A 75% LTV implies a 25% down payment before other closing costs or project expenses.
  • DSCR: Debt-service coverage ratio compares rent or NOI after listed expenses with debt service. A result below 1.00x means the entered operating income does not cover the estimated payment; thresholds vary.
  • How the estimate is produced: The browser model applies transparent benchmark bands to revenue, deposits, credit, time in business, debt, positions, request size, collateral, use, and documentation. It does not inspect the web, other clients, or a lender’s live systems.
  • Readiness score: The browser totals weighted inputs: credit 25%, time in business 15%, revenue and deposits 15%, debt and positions 10%, collateral 8%, request versus revenue 12%, use and industry 10%, and documentation/timing 5%. It is a transparent estimate, not a lender decision.
